How can a mid-rise building become more adaptive? How can a mixed-use program be sensitive to its environment both during and after its lifespan? How can it respond to the needs of a rapidly changing market? The building structure, skin, and components must be programmatically flexible and able to grow organically.
Open floor plates and modularized wall panels permit a layered flexibility within the building. Although the buildings structure and envelope is designed for organic growth, internal flexibility allows the building to adapt to the most rapid changes in market demand. Residential spaces can be replaced by office space or even open-air space all within the same structural framework.
